2. Website operation and security
This website is hosted by Hostinger International Ltd., Cyprus, on a server located in the European Union and is transmitted using SSL/TLS encryption.
When the website is accessed, the IP address, time of access, requested content and technical browser and device data are processed. This is necessary to provide the website, identify errors and prevent attacks. The legal basis is our legitimate interest in operating a secure and reliable website pursuant to Article 6(1)(f) GDPR. Server log files are retained for no longer than 14 days unless a security incident requires longer retention.
We use Wordfence, provided by Defiant, Inc., USA, to protect WordPress. Wordfence processes IP addresses and access and login data for its firewall, login protection and malware detection functions. Processing is based on Article 6(1)(f) GDPR. Security logs are retained for no longer than 30 days, and the Live Traffic function is configured in a data-minimising manner. Transfers to Defiant in the United States are protected by EU Standard Contractual Clauses.
3. Cookies and consent
We use Complianz to manage your choices concerning cookies and services requiring consent. Your selection is stored only locally in your browser; no server-side consent register is maintained.
Technically necessary cookies are used on the basis of Article 6(1)(f) GDPR and section 165(3) of the Austrian Telecommunications Act 2021. Google Analytics and Google Maps are loaded only after your consent pursuant to Article 6(1)(a) GDPR and section 165(3) of the Austrian Telecommunications Act 2021.
You can delete or block cookies stored for this website at any time through the privacy or cookie settings of your browser. If you delete the cookies stored for poetzelsberger.immo and then reload the website, the cookie banner will be displayed again and you can make a new selection.
The exact procedure depends on the browser you use and is described in its help or privacy settings. Blocking strictly necessary cookies may restrict certain website functions.
Any change or withdrawal of your selection takes effect for the future. It does not affect the lawfulness of processing carried out on the basis of your consent before the change or withdrawal.
4. Enquiries and email communication
When you contact us through either of our enquiry forms or by email, we process your contact details and the content of your message in order to respond.
Form data is sent by email to office@poetzelsberger.immo and is not stored in the WordPress database. Email communication is handled through Google Workspace, provided by Google Cloud EMEA Limited, Ireland.
Processing is carried out in order to take steps prior to entering into a contract pursuant to Article 6(1)(b) GDPR or on the basis of our legitimate interest in responding to your enquiry pursuant to Article 6(1)(f) GDPR. Mandatory fields are required so that we can respond; you are not obliged to use the form.
Messages are deleted when they are no longer required unless statutory retention requirements or legitimate reasons require longer storage. Processing within Google’s infrastructure may take place in the United States. Such transfers are protected by the EU-US Data Privacy Framework or EU Standard Contractual Clauses.
5. Google Analytics and Google Maps
Following your consent, we use Google Analytics 4, provided by Google Ireland Limited, to statistically analyse the website. The data processed may include pages viewed, interactions, pseudonymous identifiers and browser, device and approximate location information.
Google states that the IP addresses of European users are used to determine an approximate location and discarded before being logged. User-level and event-level data is retained for 14 months. Google Signals, advertising features and data-sharing settings are disabled. The legal basis is your consent pursuant to Article 6(1)(a) GDPR and section 165(3) of the Austrian Telecommunications Act 2021.
We also use Google Maps, provided by Google Ireland Limited, on the contact page. The map is loaded only after you actively select “Load map”. Your IP address and browser, device and map usage data may then be transmitted to Google. Processing is likewise based on your consent.
Processing by Google LLC in the United States cannot be ruled out. Google LLC is certified under the EU-US Data Privacy Framework; EU Standard Contractual Clauses may also be used.
6. Your rights
Subject to the GDPR, you have the right of access, rectification, erasure, restriction of processing, data portability and objection. You may withdraw consent at any time with effect for the future.
